Privacy policy

Who we are

Ở Việt Nam is a directory of housing listings in Vietnam. We aggregate publicly posted listings from Facebook groups and present them in a searchable interface. When you create an account or send a viewing request, we collect and process limited personal data — this page tells you exactly what, why, and for how long.

What we collect

• Account data. When you sign up we store your email address (or phone number, if you sign in via SMS code), plus a display name + avatar if you connected an OAuth provider.
• Viewing requests. When you submit a viewing request on a listing we store your name, contact channel (phone / chat / video / in-person), preferred times, optional message, and the listing you contacted. This data is forwarded to the listing’s agent.
• Browsing behaviour. We count anonymous listing views and capture session recordings via Microsoft Clarity to debug the UI. Sessions are tied to a browser fingerprint, not your account, and are deleted by Clarity after 90 days.
• Currency + locale preference. Stored locally in your browser; never sent to our servers.

How we use it

• To deliver viewing requests to the agent of the listing you contacted.
• To show you listings, sort them by popularity, and remember your filter preferences.
• To detect and block automated scraping or spam (rate limiting + honeypot checks).
• To improve the site by reviewing aggregate Clarity sessions for usability issues.

We do not sell your data, run behavioural advertising, or share your contact details with anyone other than the agent of the listing you actively reached out to.

Service providers

We use a small set of third-party services to run the platform. Each only sees the data needed for its job:

• Supabase — database + authentication (account data, viewing requests, listings).
• Mapbox — map tiles + geocoding (listing coordinates only; no personal data).
• Bright Data — Facebook-group scraping (no user data; only public posts).
• OpenAI — structured parsing of scraped listing text (no user data).
• Microsoft Clarity — session recording for UX research (anonymous, no account data).
• MoMo — payments for lead unlocks, where applicable.
• Netlify — hosting + CDN.

How long we keep it

• Account. As long as you have one. Sign-out doesn’t delete; ask us if you want full deletion.
• Viewing requests. 24 months after submission, then irreversibly anonymised.
• Listings. Indefinitely, as long as the original Facebook post is still public.
• Clarity sessions. 90 days (Microsoft’s default).

Your rights

You can request access to, correction of, or deletion of any personal data we hold about you. Write to privacy@o-vietnam.com from the email address tied to your account; we respond within 30 days. If we’ve shared your viewing request with an agent already, we can’t recall it from them — but we can stop further use on our side.

Cookies

We use first-party cookies for authentication (Supabase session) and locale memory. We do not use third-party advertising cookies. Microsoft Clarity sets its own cookies for session recording — you can opt out by sending Do Not Track headers from your browser.

Changes to this policy

We’ll update the “Last updated” date above when we make material changes and notify signed-in users by email or in-app banner. Continued use after a change means you accept the new version.
