What this service is

Ở Việt Nam is a directory that aggregates housing listings publicly posted to Facebook groups and surfaces them in a searchable interface. We are not a real estate broker, we do not own or represent any listing, and we do not verify the accuracy of listing content. Every listing on the site originated as a post by its author in a public Facebook group; we display structured extracts of those posts and link back to the original.

By using the site, you accept these terms. If you don’t accept them, please don’t use the site.

Using the site

• You must be at least 18 to create an account or submit a viewing request.
• Information you submit (name, contact, viewing requests) must be accurate and your own.
• Don’t use the site to send spam, automated requests, harassing messages, or to scrape data. We rate-limit and may suspend accounts that abuse these rules.
• Don’t impersonate someone else or submit fake viewing requests.

Listing content

Listings shown here are user-submitted by their original authors on Facebook. We extract structured fields (price, size, location) and translate descriptions automatically, but:

• We can’t guarantee a listing’s accuracy, availability, or that the price hasn’t changed since posting.
• Always confirm details with the agent + verify the property in person before signing or paying anything.
• If a listing is yours and you want it removed, write to hello@o-vietnam.com with the listing URL — we’ll remove it within 7 days.

Viewing requests

When you submit a viewing request, your name, contact details, and preferences are forwarded to the agent of the listing you contacted. You authorise that forwarding by submitting the request.

We don’t guarantee that an agent will respond, that a viewing will happen, or that a tenancy / purchase will close. We’re a connector, not a transaction party.

Payments

Some features (e.g. unlocking a lead’s contact details for an agent) involve a payment processed via MoMo. Prices are shown in VND at the point of purchase. Payments are non-refundable except where required by Vietnamese consumer-protection law.

Intellectual property

The site design, software, brand mark, and aggregated database structure belong to us. Original listing text and images belong to their authors; we display them as an aggregator under the public posting context of the originating Facebook groups. If you’re a copyright holder and believe a listing infringes your rights, contact us at hello@o-vietnam.com.

Disclaimer

The site is provided “as is” without warranties of any kind. We don’t guarantee uninterrupted service, error-free operation, or that listings will be free of inaccuracies. To the maximum extent permitted by law — and except for what Vietnamese consumer-protection law makes non-waivable — we’re not liable for indirect, incidental, or consequential damages arising from your use of the site, including any loss resulting from acting on listing information that turned out to be inaccurate or stale.

Termination

You can stop using the site at any time. We may suspend or terminate accounts that violate these terms (spam, fake requests, scraping, harassment) without notice. We’ll respond to data deletion requests within 30 days per the Privacy Policy.

Changes

We’ll update the “Last updated” date above when we change these terms and notify signed-in users by email or in-app banner. Material changes that affect your rights will be flagged explicitly. Continued use after a change means you accept the new version.

Governing law + disputes

These terms are governed by Vietnamese law. Disputes will be resolved by the competent courts of Ho Chi Minh City unless mandatory consumer-protection rules require otherwise.
